Access

Guests can access the property via a door code that will be provided on the morning of check in day.

Space

During your stay, you’ll have exclusive access to the entire home (garage excluded). The main floor features a fully equipped kitchen, open living area with warming fireplace, one bedroom with a queen bed, and a half bathroom with laundry space. The main floor outdoor deck features outdoor dining space, a grill and access to the grassy yard. On the third floor, you’ll find two bedrooms: the primary suite with a queen bed, private ensuite bathroom, private fireplace, and private deck overlooking beautiful Philipsburg, plus a second bedroom with a double bed and twin bunk bed — perfect for families or kids. A second full bathroom is also located on this level. The top floor includes a queen bedroom with a private half bath, a serene fireplace, and access to the rooftop sky lounge with TV and fireplace, and multiple seating areas (available during summer months only). Extras: A Pack ’n Play is provided for families traveling with little ones.

Transit

Your own vehicle is necessary for getting to the property and for exploring Philipsburg. There are no taxis or driving services available in the area. It is highly recommended that you have a 4 wheel drive vehicle in the winter months. The road to The Perch is regularly plowed, but Montana weather is unpredictable and the roads can become icy or covered in snow between plows. Snow tires or chains are also highly recommended in severe weather.

Cancellation policy

To receive a full refund, you must cancel at least 30 days before check-in. If you cancel between 7 and 30 days before check-in, you’ll receive a 50% refund for all nights. If you cancel less than 7 days before check-in, no refund will be issued. You can also receive a full refund if you cancel within 48 hours of booking, provided the cancellation occurs at least 14 days before check-in.
